Buying property that is under construction in Phuket
Buying during construction means agreeing to purchase a home that is still being built. You choose from plans, a show unit or a neighbouring completed phase, you pay in stages, and you take the keys once the developer completes and hands over the property. In return for waiting, buyers often get a wider choice of units and layouts than in a finished building, and sometimes a say in the finishes. The trade-off is that the finished home, and the date you receive it, depend on the developer delivering what the contract describes.

Villas and condos currently being built
Villas and houses make up the larger part of the selection: private-pool homes in gated estates built in phases, mostly on the west coast around Bang Tao, Cherng Talay and Layan, inland through Thalang, and in the south around Rawai, Nai Harn and Chalong. Payment schedules, construction milestones and completion
Property under construction is usually paid for in stages rather than in one sum. A schedule may begin with a reservation deposit and a payment when the sale contract is signed, followed by payments linked to construction milestones or to calendar dates, with the balance due around completion. There is no standard: the number of payments, their size and what triggers each one differ from one development to the next, and the only schedule that counts is the one written into the contract for the specific property.
A staged schedule agreed with a developer is not bank financing: there is no lender and no mortgage. Some listings go further and advertise installment plans, in a few cases with payments continuing after handover, but not every property under construction offers one, and not every installment plan belongs to an unfinished property. Completion dates are the developer's estimates, not promises; ask what the contract says if construction runs late.
Under construction, off-plan and completed property
The three terms describe different moments. Off-plan usually means buying from plans, before building work has started or at a very early stage. Under construction means the work is underway on site: there is a structure to visit, even if the home is far from finished. Completed means the property is built and can be seen as it is. In everyday speech the first two are often used interchangeably, but they are not the same thing, and our catalogue records them as separate statuses.

Start with the developer: which projects have they completed, were those delivered on time, and how do they look a few years on? Visit the site if you can, or ask us for recent photographs and a video call from the plot, and compare actual progress with the schedule. Then read the documents rather than the brochure: the reservation agreement, the sale and purchase agreement, the payment schedule, the specification and finish schedule that defines what you are buying, the expected completion date and the terms that apply if it is missed.
Ownership needs its own review. For a condominium, ask whether the unit is offered within the building's foreign ownership quota or on a leasehold basis; for a villa, ask how the land and the house are held and in whose name.
