Layan Beach and the edge of Sirinat National Park

Layan is the northern end of the long Bang Tao bay. The beach here is wider and emptier than the stretch in front of Laguna, backed by casuarina trees and a small lagoon where a creek meets the sea, with a wooded islet just offshore. At its northern end the sand runs into Sirinat National Park, which protects the coast up to Nai Thon and beyond, so this end of the bay has stayed largely free of large hotels and the roads behind it are lined with villa estates rather than shops.

Villas make up the greater part of the Layan selection, and they sit at the upper end of the Phuket market. Most are private-pool homes with three to five bedrooms in gated estates behind the beach, sold completed and furnished or as resales, with a smaller number of larger houses on the hillsides to the north and east of the bay, built around a sea or valley view. A handful of listings are exceptional estates with their own grounds.

Not everything here is at that level: a few compact villas and townhouse-style homes sit closer to the road at more accessible prices. Condos and residences near Layan

Apartments are a smaller part of the Layan selection, and they are concentrated in a few low-rise residences along the road between the beach and Laguna. Layan Green Park has the most listings: studios and one- and two-bedroom units in a landscaped low-rise development, some completed and some still under construction. A few larger apartments and penthouses in resort-style residences complete the picture.

Layan, Bang Tao, Laguna and Cherng Talay

The names overlap, and it helps to know how. Bang Tao is the bay itself, and Laguna Phuket is the resort and residential development behind its central stretch. Layan is the northern end of the same bay, a separate beach area with its own estates. All of them lie within Cherng Talay, the subdistrict that runs from Surin Beach in the south to Layan in the north and well inland. Many listings therefore carry two names, and some of the properties on this page are also tagged Bang Tao or Cherng Talay.

What sets Layan apart is character: a quieter beach, the national park at the door, and a catalogue that leans towards villas rather than the resort condominiums that dominate around Laguna. Buying off-plan or completed in Layan

A meaningful share of the Layan selection is still under construction: villa estates being built in phases and residences with completion dates ahead. Buying off-plan usually means a staged payment schedule and, sometimes, a choice of finishes, against the risk of waiting for delivery.
