Phuket Property for Sale with Installment Plans

Browse condos and villas for sale in Phuket where the developer or seller offers an installment plan — a payment schedule spread over time rather than a single payment at transfer. Many are new-build and off-plan projects on the west coast around Bang Tao, Surin and Layan, with more in Rawai, Nai Harn, Karon and Nai Yang. Terms differ from one property to the next, so treat every listing as the start of a conversation about its current payment schedule.

How installment plans work in Phuket

An installment plan is a payment schedule written into the purchase agreement with the developer or seller. It is not a bank loan: there is no lender and no mortgage, and the terms are whatever that contract says.

A payment schedule may begin with a reservation deposit and a payment when the sale contract is signed, followed by further payments tied to construction milestones or calendar dates, with the remaining balance due according to the contract. Some schedules may continue after handover. The number of payments, their size and what triggers each one vary by project, so the only schedule that counts is the one in the contract for the specific property.

Condos with payment plans

Most of the installment-plan inventory is condominium apartments, many of them one-bedroom units in projects that are still being built — around Bang Tao and Laguna, Surin, Layan, Kamala, Karon, Rawai and Nai Yang.

For an off-plan condo, staged payments may be tied to construction milestones or to calendar dates, so it is worth asking how far the building has progressed, when handover is expected and how the payment schedule deals with changes to the timetable. Compare these with the wider selection of condos for sale in Phuket.

Villas with payment plans

Pool villas with payment plans are spread across Bang Tao, Layan and Cherng Talay, the south of the island around Rawai, Nai Harn and Chalong, and Karon and Kata. Many are sold off-plan or during construction, with payments staged through the build. A few completed villas also carry a plan — in some cases with installments that continue after the keys are handed over.

Villa prices and schedules vary widely, so ask for the full breakdown before comparing projects. See all villas for sale in Phuket.

Buying a resale unit that still has a payment plan

Some listings are resales: a first buyer selling a unit in a project that is still under construction, where part of the original developer schedule is still to be paid. Depending on the developer and the contract, the remaining installments can be taken over by the new buyer through an assignment of the contract. An assignment may require the developer’s approval and may involve a transfer or assignment fee, depending on the project and contract.

Before reserving a resale unit, confirm with the developer that the contract can be assigned, what has already been paid, what remains and on which dates, and who pays the fees.

What to check before you commit

Before paying any deposit, ask for — and read — the full written payment schedule. Useful questions: What is each payment tied to, a construction milestone or a calendar date? Is any interest, surcharge or price difference built into paying in installments? What happens if construction is delayed, or if a payment is late? Can the contract be assigned if you resell before completion? How will the property be owned — freehold or leasehold, and in whose name — and how should funds be sent from abroad?

These answers differ from project to project, so have the contract reviewed by an independent lawyer. If you are buying mainly for rental income, see also our Phuket property investment selection, and the full list of property for sale in Phuket.

Send us the listings you like and we’ll ask each developer for the current payment schedule, the contract terms and what happens on resale.

Frequently asked questions

Are installment plans in Phuket interest-free?

Some are. Several current listings advertise interest-free installments, for example during construction or for a set period after handover. Others may include interest, a surcharge or a different total price. Treat interest-free terms as specific to a listing and confirm them in the contract for that property.

Is a developer installment plan the same as a mortgage?

No. A developer or seller installment plan is a payment schedule agreed in the purchase contract. There is no bank loan, so the terms are set by the developer or seller rather than a lender. Read the schedule and its conditions carefully before signing.

How much do I need to pay upfront?

It depends on the project. A schedule may start with a reservation deposit and a payment at contract signing. Some ask for a substantial share at signing, while others spread payments more evenly across construction. Ask for the full schedule before reserving.

Can foreign buyers purchase on an installment plan?

The payment plan is a commercial term between buyer and seller. Whether and how a foreign buyer can hold a particular property is a separate question. The answer differs between condominiums and villas and from project to project, so confirm the ownership structure with an independent lawyer before paying a deposit.

What happens if I want to sell before the plan is paid off?

Some developers allow the purchase contract to be assigned to another buyer, while others restrict it. An assignment may also be subject to a developer approval process or fee. Check the assignment clause and current developer policy before buying.

Are there completed properties with installment plans?

Many installment-plan listings are in projects that are still under construction, but completed properties can also be offered with payment plans. The exact schedule and whether payments can continue after handover depend on the specific property.
