Panoramic, partial and elevated views
Listings use "sea view" for quite different things. A panoramic view takes in a wide stretch of coastline or open water from the main living areas. A partial view may show the sea from one terrace or bedroom, or between trees and neighbouring buildings. An elevated outlook from a hillside can combine sea, headlands and green hills, sometimes at a distance from the shore.
When you look at a listing, ask which rooms have the view, from which floor, and whether the photographs were taken from the property itself or from a drone above it. The view from the sofa is the one you will live with.
How elevation, orientation and neighbours shape a view
Elevation is usually what makes a view: higher floors and hillside plots see over the rooftops and trees in front of them. Orientation matters too. Homes on the west coast around Kamala, Surin and Bang Tao face the Andaman Sea and the evening sun, while east-coast headlands such as Cape Yamu look across calmer water towards the islands of Phang Nga Bay.
A view can also change. Vegetation grows, and new buildings can go up on neighbouring land. Buying a property with a sea view does not normally give you any right to keep that view, so ask what could be built in front of the property and have your lawyer check the planning position before you commit.
Hillside living: access, slope and practicalities
Sea view does not mean beachfront. Many sea-view homes sit on hillsides a short drive from the beach, and some are reached by steep roads that are worth driving in the rainy season before you buy. Consider how you will get to shops, schools and the beach, and whether you are comfortable relying on a car or scooter.
On sloping sites, ask how the land is held in place and drained, who maintains the access road, and in a condominium, how the building is managed. Exposure to wind and salt near the sea can also mean more regular maintenance for pools, terraces and outdoor fittings.
Buying to live, as a holiday home or to rent out
Sea-view homes suit many kinds of buyers: people moving to Phuket full time, owners who spend part of the year on the island, and buyers who plan to rent the property out when they are away. A view is one factor among many for guests and future buyers, alongside location, condition, management and price, and it does not by itself determine rental income or future value.
