Property for sale in Nai Harn

This page lists property currently available for sale in Nai Harn, newest first. Condominium apartments and villas share the selection in roughly equal numbers, alongside a smaller group of townhouses, hotel-room units in managed residences, commercial premises and the occasional plot of land. Sold and reserved listings are left out, so everything here is actively on the market.

The beach, the lake and the headland

Nai Harn Beach is a sheltered, sandy swimming bay backed by casuarina trees and a Buddhist monastery, which is one reason the shoreline has stayed largely free of hotels. Behind the beach sits Nai Harn Lake, a freshwater lake ringed by a footpath that many residents use in the early morning and evening. South of the bay the road climbs past smaller coves to the windmill viewpoint and Promthep Cape, Phuket's southern tip.

Inland from the beach, the lanes around Sai Yuan connect Nai Harn with Rawai and hold much of the villa stock listed here, with cafés, small supermarkets and gyms scattered along them. It is a residential setting rather than a resort strip, which is what draws long-stay buyers to this corner of the island.

Villas in Nai Harn and Sai Yuan

Villas make up a large share of the Nai Harn selection: private-pool homes with two to four bedrooms for the most part, plus a few larger houses with generous gardens or hillside sea views. Some sit in small gated estates with shared security and landscaping; others are standalone houses on their own plots. Completed resale villas dominate, with a smaller number still under construction.

Townhouses are a smaller part of the mix and suit buyers who want a house without the upkeep of a large garden. To compare with the rest of the island, see all villas for sale in Phuket.

Condos and serviced residences

The apartment side of the selection runs from studios and one-bedroom units to larger family apartments, mostly in low-rise buildings set back from the beach. Several are in managed serviced residences that offer a shared pool, a gym and an optional rental programme, and a few are hotel-room units sold with a management agreement.

Facilities, fees and rental terms differ from one building to the next, so ask for the details of the specific unit, including whether the building offers rental management if you plan to let it. For a wider choice, browse all condos for sale in Phuket.

Nai Harn and Rawai: how the two relate

Nai Harn is not a separate district: administratively it lies within Rawai, and the lanes around Sai Yuan blend into one another, so a number of listings carry both area names. What sets Nai Harn apart is the setting. It is the swimming beach and the lake; Rawai's waterfront is a working harbour with longtail boats, a pier and seafood restaurants, and Rawai village has the larger share of everyday shops and services.

If you are comparing the two, this page shows properties tagged with Nai Harn, and the Rawai page shows properties tagged with Rawai. Chalong, with its bay, marina and shopping, is the next area to the north; see property for sale in Chalong.

Buying and holding property in the south of Phuket

Most of the Nai Harn selection is completed resale property, which you can see as it is, with a smaller number of projects still under construction. For an off-plan purchase, ask how far construction has progressed, when handover is expected and how payments are scheduled; a few listings here are offered with installment plans.

If you plan to rent the property out, some listings carry our High ROI label and also appear on our Phuket property investment page. Rental income is never guaranteed: it depends on the property, its management and the market. Ownership structures differ between condominiums, villas and land, so have the structure of a specific property reviewed by an independent lawyer before paying a deposit. We can shortlist properties, arrange viewings in person or by live video, and help coordinate the purchase through to handover.

Frequently asked questions

Is Nai Harn part of Rawai?

Administratively, yes: Nai Harn sits within the Rawai subdistrict at the southern tip of Phuket. In everyday use the two names describe different places, though. Nai Harn is the sandy swimming bay and the lake behind it; Rawai is the working waterfront and the village to the east. Some listings carry both names. This page shows properties tagged with Nai Harn.

Are there more villas or condos for sale in Nai Harn?

The two are roughly balanced. Villas are mostly private-pool homes with two to four bedrooms in the lanes between the beach and Sai Yuan, and apartments range from studios to family units in low-rise buildings, several of them in managed serviced residences. A few townhouses, hotel-room units, commercial premises and plots of land complete the selection.

Can foreigners buy property in Nai Harn?

How a foreign buyer can hold a particular property depends on whether it is a condominium, a villa or land, and on the specific project. Confirm the ownership structure with an independent lawyer before paying a deposit.

How close are the listings to Nai Harn Beach?

It varies. Some apartments and villas are within walking distance of the beach or the lake; others are in the Sai Yuan lanes further inland, or on the slopes with a sea view. Each listing gives its location, and we can tell you exactly how far a specific property is from the beach.

What does "resale" mean on a listing?

A resale is a completed property sold by its current owner rather than by a developer. You can view it as it is, and there is no construction risk. Most of the Nai Harn selection is resale property; the rest is offered by developers, some of it still under construction.
