Property for sale in Kata
This page lists property currently available for sale in Kata, newest first. Condominium apartments are the clear majority, from studios to three-bedroom units, many of them with a sea view. Villas, plots of land, a penthouse, a townhouse, hotel-room units and a commercial property complete the selection. Sold and reserved listings are left out, so everything here is actively on the market.

Kata and Kata Noi
Kata is really two beaches. Kata Yai, the main bay, is a long curve of sand with a small island offshore, a village of restaurants, shops and dive centres behind it, and surf in the green season. Kata Noi, over the headland to the south, is a shorter, quieter bay with a few resorts and far less traffic. Both belong to the Karon subdistrict, and the road between Kata and Karon runs along the coast past the hill where many of the sea-view buildings stand.
Kata has kept a village feel despite its popularity: a walkable centre, a beach that families use, and a hillside road that climbs south towards the viewpoint and on to Nai Harn. That balance between a lively beach and a residential hillside is what most buyers here are looking for.
Sea-view condos and studios
The condominium selection is where Kata is deepest. Studios and one-bedroom units make up much of it, in resort-style buildings on the slopes above the bay with shared pools, gyms and, in several cases, a view across the water to the island. Two- and three-bedroom apartments and a penthouse are available for buyers who need more space, and a few hotel-room units are sold with a management agreement.
Facilities, fees and rental terms differ from one building to the next, so ask for the details of the specific unit, including whether the building offers rental management if you plan to let it. For a wider choice, browse all condos for sale in Phuket.
Villas on the Kata hillside
Villas are a smaller part of the Kata selection, and most of them are on the slopes rather than on the flat land behind the beach: pool villas with two to four bedrooms and sea views, and the occasional larger house closer to the water. A couple of plots of land with sea views are also listed for buyers who would rather build.
On a hillside, check the access road and its gradient, parking, and how the property handles heavy rain. Ask what could be built in front of you: a view is rarely protected. To compare with the rest of the island, see all villas for sale in Phuket.
Kata, Karon and Patong
Karon is the next bay north, with a longer beach and a more spread-out village; the two share a subdistrict, and a few listings carry both names. Beyond Karon lies Patong, Phuket's largest resort town, with a far bigger stock of apartments and a much busier night. Kata sits between the two in character: livelier than Karon, calmer than Patong.

Holiday homes and resales in Kata
Many buyers in Kata are looking for a holiday home they can use for part of the year and let for the rest, and the condominium stock is built around that: managed buildings, furnished units and, in some projects, an optional rental programme. Others buy a resale apartment or villa as a base on the island. Most of the selection is completed resale property; a few projects are still under construction, and some listings are offered with installment plans.
Rental income is never guaranteed: it depends on the property, its management and the market. Some listings carry our High ROI label and also appear on our Phuket property investment page. Ownership structures differ between condominiums, villas and land, so have the structure of a specific property reviewed by an independent lawyer before paying a deposit. We can shortlist properties, arrange viewings in person or by live video, and help coordinate the purchase through to handover.
Frequently asked questions
What is the difference between Kata and Kata Noi?
Kata Yai is the main bay, with the village, most of the restaurants and shops, and the larger share of the condominiums. Kata Noi is the smaller, quieter bay over the headland to the south, with a few resorts and residences. Listings on this page are tagged with Kata and may sit above either beach; each listing gives its exact location.
What kind of property is for sale in Kata?
Mostly condominium apartments, from studios and one-bedroom units to family apartments and a penthouse, many with sea views. A smaller number of villas, plots of land, hotel-room units and a townhouse complete the selection. This page shows only listings currently available, newest first.
Are there villas for sale in Kata?
Yes, though fewer than condominiums. Most are pool villas on the hillside with sea views, alongside the occasional larger house closer to the beach and a couple of plots of land for buyers who want to build.
How far are the condos from the beach?
It varies. A few buildings are within walking distance of Kata Beach; many of the sea-view condominiums are on the slopes above the bay, where a car or scooter is the usual way down. Each listing gives its location, and we can tell you exactly how far a specific unit is from the sand.
Can foreigners own a condo in Kata?
Condominium units in Thailand can be held by foreign buyers under either a freehold or a leasehold structure, depending on the building and the unit. Villas and land follow different rules. Confirm the ownership structure of a specific property with an independent lawyer before paying a deposit.
